  For the last several years, homes in 30317 (Kirkwood's zip code) have appreciated faster than other neighborhoods in Atlanta. In the April 2000 Atlanta Magazine, was named one of the metro Atlanta area's top ten "Hot Buys." According to the article, buyers are looking for exactly what Kirkwood offers: a neighborhood where people know their neighbors. They want greenspaces, mature trees, sidewalks and neighborhood business areas. The article states, "Investors have already nudged homes that sold for $40,000 or less two years ago over the $100,000 boundary and above, in the Ormewood Park and Kirkwood areas."

Home values have continued to rise with the median sales price increasing 43% from 2000 to 2001 (AJC/Market Data Center). This was the highest increase for existing homes in the metro Atlanta area. Home prices in 2001 range from the low 100's to the mid 300's with most houses priced between $150,000 and $250,000.

In addition to the older homes in Kirkwood, many new homes are being built on infill lots. Most of these new homes are in the bungalow style and blend well with the older homes in the neighborhood. There is also a new condominium community, Stone Gate Cottages, with 2 bedroom cottages starting at $126,000.

A new subdivision called Hawthorn Park is scheduled to begin construction in 2002. It will consist of 47 bungalow-style homes. Prices will start in the mid-300's. The subdivision will include a 3 acre park that will be open to all Kirkwood residents.

Kirkwood is also home to a loft development, Kirkwood Lofts, which was developed in the historic Kirkwood Elementary School building.
